Tenant FAQs

The Ferguson Group, Inc. values your time and money, therefore we accept applications on a first come first serve basis.

Application Process

  • All application background checks, including credit checks, are performed by CheckPoint, a third party.
  • All applications are processed on a first-come, first-served basis.
  • Incomplete and/or unsigned applications will not be considered.
  • Applications with information that cannot be verified will not be considered.
  • Background checks generally take three to five business days provided that references respond in a timely manner.
  • All prospective tenants over the age of 18 must apply.

Upload the following required documents:

  • A copy of a current, government-issued I.D.: Driver’s License, Military I.D., or Passport
  • Proof of income:  Most recent pay stub showing your year-to-date income; the first two pages of your two most recent 1040 or 1040A from your tax returns.  

Proof of earnings from social security, child support, alimony and/or spousal support must be documented.

The application fee is $45 per applicant over the age of 18.  You will be asked to pay online with a credit card, or if you prefer, you can pay in our office by money order or cashier's check.  

*We do not accept cash or personal checks for payment of the application fee. Application fee shall not be greater than the actual out-of-pocket costs incurred by The Ferguson Group, Inc., including the cost of using a consumer background checking service, and reasonable value of time spent processing the application.

The security deposit is due within 24 hours of notification that your application has been approved, even if you have not viewed the property. If you have pets, the applicable pet deposit will be due at that time as well. We require a full month of rent upon move-in. If your move-in date is in the middle of the month, the second month of rent will be prorated and the third month and beyond will be full months of rent. Your first month's rent will be due the day of your move-in.

Once you have been approved, a 24-hour hold will be placed on the property to give you time to come into our office to pay the full security deposit in the form of a cashier's check or money order and sign the Holding Deposit Agreement. If you fail to respond and/or sign all the required forms in the time allowed, then you forfeit your first positional rights to the next qualified applicant. Once you have paid your security deposit and have signed the Holding Deposit Agreement, the home will no longer be advertised for rent.

You will sign your lease on your move-in day. Prior to your move-in date, we will contact you to set up an appointment for you to come to our office to sign the lease. Please remember to bring a Photo ID - driver's license, passport, and/or state ID card. You will also pay your rent, receive your move-in inspection and keys/remotes at this appointment.

We only accept security deposits in the form of a cashier's check or money order.

We require a full month of rent upon move-in. If your move-in date is in the middle of the month, the second month of rent will be prorated and the third month and beyond will be full months of rent. Your first month's rent will be due the day of your move-in. You may pay by personal check, money order, or cashier's check.

We accept cashier's checks, money orders, and personal checks for rent payments. Please note that we do not accept cash or credit cards. You can mail your rent or drop it off at our office. We have a drop box located inside our office. We also have a drop box on the back of our building for use when our office is closed. You may also choose to pay your rent electronically online. You can log in through your tenant portal and set-up a one-time or recurring rent payment.

Your personal Tenant Portal is established once you move into the property and provide us with a valid email address. By logging into your Tenant Portal, you can view your tenant ledger, make rent payments, and report maintenance issues. Your Tenant Portal is accessible 24 hours a day, 7 days a week.

Rent is due on or before the first day of each month. We do provide a grace period through the third of the month. If rent is not received by 5 pm on the third of the month, a $100 late fee will be assessed and a "Three Day Notice to Pay Rent or Quit" will be served.

We will conduct a move-in inspection by recording the condition of the property on the “Move-In/Move-Out Itemized Statement” and by cataloging a series of digital photographs prior to your move-in. Each tenant must complete and sign the "Move-In/Move-Out Itemized Statement" at the lease signing. We then allow you five days to add your own comments to the "Move-In/Move-Out Itemized Statement" and return a copy to our office. We suggest that the inspection is conducted during the morning or early afternoon to allow for visibility of the interior and exterior. If you feel that repairs are still needed, then you may submit a maintenance request to our office in writing.

When we receive notice from you that you intend to vacate the property, we will mail you a "Notice of Resident Option to Request Initial Inspection of the Rental Unit". This form gives you the option to elect to have your property manager come to your property to do a pre-move out inspection to tell you what items need to be addressed prior to your actual move-out date. This walkthrough is your option, it is not required. Then we will perform a final move-out inspection using the same Move-In/Move-Out Itemized Statement that was completed at the time of your move-in. We will complete the final move-out inspection within 48 hours of you vacating the property.

Within 21 days of the date you vacate the property, we will mail you your security deposit refund, if applicable, along with an itemized statement of all deductions, including applicable invoices and/or receipts for labor and materials purchased. In the event that the property requires repairs that are not completed within the 21 day period, we will mail you an estimated itemized statement within 21 days of the property being vacated. Then, within 14 days of completion of repairs, we will mail the final itemized statement. All security deposit refunds will be mailed in the form of a check payable to all tenants that are named on the lease.
